Clearing a loved one’s home is never just a rubbish removal job. It’s photographs in drawers, furniture with history, and a property that needs to be ready for sale or settlement, often on a deadline you didn’t choose. Junk Patrol handles deceased estate clearances across Melbourne with the care, discretion and patience the situation deserves.

How a deceased estate clearance works
Send us photos. Walk through the property with your phone and send us photos. No need for us to visit first, and no pressure while you’re still deciding.
We call with a firm quote. You’ll speak to one of the two owners, not a call centre. We’ll explain exactly what’s included and answer anything you’re unsure about.
We clear the property with care. We work room by room. Anything that looks personal, valuable or sentimental is set aside for you before it goes anywhere. Usable furniture and goods are donated where possible; the rest is disposed of responsibly.
Pricing starts from $75 per cubic metre, and the quote we give you over the phone is the price you pay.
What we look after during the clearance
Items of value and sentiment. Documents, photographs, jewellery, cash and anything that appears personal is set aside and handed to you or the executor, never assumed to be rubbish.
Donations first. Furniture, whitegoods and household goods in usable condition go to charity before anything goes to landfill.
Full property clearance. House, garage, shed and garden, cleared to a state ready for sale, lease or settlement.
Discretion. Unmarked handling available on request. We arrive when we say we will and work quietly.
Working with executors, solicitors and real estate agents
We regularly work directly with executors, estate solicitors and selling agents. We can coordinate access, provide written confirmation of clearance for the estate file, invoice the estate directly, and work to settlement deadlines. If you’re an agent preparing a property for sale, one phone call and a set of photos is all it takes.
Areas we service
Based in Bentleigh, we service deceased estates across all of Melbourne, with fastest response across the south east: Bentleigh, Caulfield, Brighton, Oakleigh, Moorabbin and surrounding suburbs.
Frequently asked questions
How quickly can you clear a deceased estate?
Most single properties are cleared in one to two days. If you’re working to a settlement or auction date, tell us the deadline and we’ll plan around it.
What happens to items of value we might have missed?
Anything that appears personal, valuable or sentimental is set aside during the clearance and handed to you or the executor. We’d rather ask than assume.
Can you deal directly with the executor or solicitor?
Yes. We can take instruction from, invoice, and provide written confirmation of clearance to the executor or the estate’s solicitor.
Do we need to be at the property?
No. Many families prefer not to be. We can collect keys from an agent or lockbox and send photos of the cleared property when we’re done.
What do you do with the furniture and belongings?
Usable items are donated to charity first. Recyclables are separated, and only what can’t be reused or recycled goes to licensed disposal.
Do you provide a fixed quote?
Yes. Send photos, and the price we confirm by phone is the price you pay. No on-site surprises.
You don’t have to do this alone. Send us a few photos when you’re ready, and we’ll take it from there.
